Highland Lawn Historic District | Boulder, Colorado

Year Built: 1905 | Landmark Status: Designated Historic Structure

This thoughtful remodel of a landmarked 1905 residence in Boulder’s Highland Lawn Historic District focused on reimagining the main floor for modern living while preserving the home’s historic integrity. The design objective was to open and brighten the interiors, enhance indoor-outdoor connectivity, and introduce contemporary finishes in a way that respectfully contrasts with the home’s original character.

The primary scope of work involved reconfiguring the main floor layout, including the foyer, living room, dining room, and kitchen. Interior walls were removed to establish a flowing open plan anchored by a completely new kitchen, which connects seamlessly to the existing family room and extends outdoors via large folding glass doors. This transition opens onto a new exterior patio featuring an outdoor kitchen and spa, promoting an easy indoor-outdoor lifestyle.

In the foyer, structural changes allowed for a new entry stair configuration, creating a more inviting and spacious entrance. Upstairs, minor modifications were made to the primary bath, which now features updated finishes, improved lighting, and a more contemporary aesthetic while maintaining the spatial character of the original layout.

The updated interiors emphasize natural light and clarity of space through the use of white cabinetry, larger windows, and streamlined detailing. The result is a crisp, modern interior that contrasts beautifully with the home’s traditional exterior, celebrating both its historic roots and modern evolution.
